Part of the Arena Central regeneration scheme, the Dandara Living private rental scheme is creating 324, one and two-bedroom apartments in the heart of Birmingham.

The project consisted of two-blocks of 17 and 22 storeys, rising from a former underground carpark adjacent to the iconic Alpha Tower. The two blocks are connected by a walkways at every level, with the pre-existing car park incorporated into the design to provide spaces for the development.

The building utilises modern methods of construction extensively, using a high-quality pre-fabricated concrete slabs, panels and facades to create the apartments, resulting in greater efficiencies in both cost and programme time. Each level of the two blocks had a potential placement time of just 10 days, with pre-fabricated bathroom pods also used to speed up the process.

Works were undertaken close to an underground live rail tunnel serving Birmingham’s main New Street station. Close collaboration with Network Rail was required to agree the temporary and permanent solution for construction of the works. Extensive monitoring was utilised to record any vibration or disturbances, providing assurances that the tunnel would remain unaffected.
