Suttons Wharf

Client: One Housing Group
Value: £25.3 million
Location: London

The Suttons Wharf development, located beside Regent’s Canal, was part of the wider regeneration of the Bow area. Works comprised the demolition of an existing warehouse building, and the design and construction of 169 mixed tenure homes within a nine storey concrete frame building.

In addition to the residential provision:

  • Levels one and two includes 2,611 sq m of commercial space for offices and a public canal-side café, featuring openings onto a raised boardwalk.
  • The basement provides car parking for 128 vehicles, including eight for disabled people.
  • The development wraps around parkland, providing stunning views for residents.
  • A 40m long and 1.5m wide "eco-strip" alongside the canal creates a reserve for local wildlife.

A brownfield development, the scheme successfully overcame ground contamination through the installation of a groundwater treatment system to remove oil contaminants and prevent leakage into adjacent sites.

A local labour initiative was implemented, successfully employing 30 per cent of the project’s labour from the local area.
