DHE Housing, Portsmouth

Tricomm (Housing) Portsmouth Ltd, Special Purpose Company (SPC), constructed 148 houses for the DHE in 2006/7 on the HMS Daedlus site near Portsmouth.

A strong feature of the project has been the retention of a contemporary "civilian" look to the estate through using modified standard designs. The housing, which remains in the ownership of Tricomm, is provided to the Ministry of Defence as fully serviced units with payment dependent upon availability and service performance standards.

Provision of a comprehensive facilities management service is an important element of the ongoing project. This service includes response and planned maintenance, help desk, estate management, 24 hour emergency service and grounds maintenance.

A major challenge in this project was the very high price of housing land in the Portsmouth area and the solution came from the useof innovative project financing.
