



This project was procured through a design and build contract comprising the demolition of existing buildings, including a former print-works, and the partial demolition of a locally listed public house to create a total of 160 affordable housing units.
Adjacent to the public house 154 units were constructed within three separate blocks: one is a reinforced concrete frame and the others are traditional build, one of which adjoins the existing building. Of the 160 units, 148 are one and two bedroom flats and six are houses.
The six-storey reinforced concrete frame is built in an "L" shape; the remainder of the blocks form a central courtyard area in which communal parking is available. The development also benefits from a in a landscaped area comprising a prominent water feature and soft landscaping in the form of trees and shrubs.
Woodgrange Road's mixed tenure features: 30 shared ownership units for key workers (78 per cent); 46 general shared ownership, 61 affordable rent; 19 intermediate rent and four outright sale. In addition, the scheme provides 230 sq m of commercial space, comprising four units.
